We will obtain the municipal lien certificate and plot plan and any other necessary documents. We will prepare the commitment binder, loan documents, the settlement statement, and conduct the closing and do everything possible to make sure the borrowers and mortgage brokers are satisfied.

* Representation of Buyer
We will review the Offer to Purchase; extend the date to sign the Purchase and Sale Agreement, if necessary; if a condominium, review the Condominium Documents and speak with a Trustee or Property Manager; review the Condominium Documents with buyer; prepare, negotiate and finalize the Purchase and Sale Agreement; review the Purchase and Sale Agreement with the buyer; extend the mortgage commitment deadline in writing, if necessary; review the Mortgage Commitment Letter; coordinate the closing with the bank Attorney or act as the closing if necessary; review the Settlement Statement with the Buyers; prepare a Declaration of Homestead; attend the closing.
* Representation of Seller
We will review the Offer to Purchase; prepare, negotiate and finalize the Purchase and Sale Agreement; review the Purchase and Sale Agreement with the Seller; coordinate the closing with the bank Attorney; prepare the Deed; review the Settlement Statement with the Seller; attend the closing.
CONDO CONVERSION
We will professionally and efficiently draft the Declaration of Condo Trust, Master Deed, review the plans, coordinate with land court if registered land, and record all documents. We will assist in selling each units and representing each sales transactions.
